The Most Common Plumbing Issues in Las Vegas Homes

If you live in Las Vegas, you probably already know that our homes face some pretty unique plumbing challenges. The desert heat, hard water, and rapid growth of neighborhoods over the last 20–30 years have created a “perfect storm” of common (and preventable) plumbing issues. Our company has been serving homeowners across Summerlin, Henderson, North Las Vegas, and the older neighborhoods near downtown, and we want to help you spot trouble early.

Here’s a breakdown of the plumbing problems we fix most often in residential properties around the Las Vegas Valley, and what you can do about them.

 

1. Hard Water Damage

Las Vegas has some of the hardest municipal water in the country. According to the Las Vegas Valley Water District, we’re regularly at 16–18 grains per gallon, which is classified as “very hard.”

How it affects your home:
  • Scale buildup in faucets, showerheads, and appliances like dishwashers and washing machines.
  • Water heater efficiency drops significantly due to sediment coating the heating element.
  • Pipes and valves wear out faster because of mineral abrasion.

Communities like Centennial Hills and North Las Vegas, which have many older tract homes built before 2005, often lack whole-house water softeners. That’s where I see the worst buildup.

Invest in a quality water softener and change the filter every 6–12 months. It's a bigger investment upfront, but it’ll save you thousands on appliance replacements and pipe repairs over time.

 

2. Water Heater Issues

Whether it’s a tank or a tankless system, water heaters in Vegas take a beating. With extreme temps outside and hard water inside, we've often called to homes where the unit has failed earlier than expected.

Common problems:
  • Sediment buildup (especially in tank units) causes popping noises, reduced capacity, and leaks.
  • Rusting from the inside out, often due to worn-out anode rods.
  • Tankless units get mineral clogs that slow water flow or cause error codes.

In Green Valley and Sun City Summerlin, many homes have original water heaters from the early 2000s or before. If your unit is over 10 years old, it’s likely running on borrowed time.

Flush your tank water heater once or twice a year. For tankless units, do a vinegar descaling flush annually. If your water heater is making weird noises—don’t ignore it.

 

3. Slab Leaks

A slab leak is when a pipe running beneath your concrete foundation breaks or corrodes. These can be devastating and expensive if not caught early.

Keep an eye for:
  • A sudden spike in your water bill.
  • Warm spots on tile or concrete flooring.
  • Low water pressure, or even moldy smells coming from walls.

Slab leaks are more common in older homes built before 1995, particularly in areas like Downtown Las Vegas, Paradise, and East Las Vegas, where copper piping was standard and shifting soils cause cracks.

Here at Nevada Residential Services we use acoustic and thermal leak detection, and then either do a direct access repair, reroute above-ground plumbing, or apply epoxy pipe lining, depending on the situation.

 

4. Leaky Fixtures & Faucets

We get calls every week about dripping faucets, running toilets, and leaky outdoor spigots. While they may seem minor, these can waste hundreds of gallons of water a month and drive up your utility bill.

Why it happens in Vegas? - Rubber seals and washers dry out faster in our low humidity, while mineral buildup on valve seats prevents tight sealing. Many homes in Las Vegas still use builder-grade fixtures that degrade quickly.

In areas like The Lakes and Anthem, where homes are now 15–25 years old, many original fixtures are reaching end-of-life. We recommend upgrading to ceramic disk valves or pressure-balanced models.

 

5. Toilet Troubles

Toilets may run constantly, leak around the base, or clog too easily especially if you’ve got older units or low-flush models from the early 2000s. Phantom Flushes & Frequent Clogs are very common.

Top issues:
  1. Worn-out flappers or fill valves.
  2. Wax ring failures leading to base leaks.
  3. Poor water pressure causing incomplete flushes.

Communities like Aliante and Spring Valley often still have the original 1.6 GPF (gallons per flush) toilets that haven’t aged well. They’re not great with modern paper products.

Upgrade to a modern 1.28 GPF model with a large flush valve is highly recommended, they perform much better and conserve water at the same time.

 

6. Clogged Drains

With all the hair, soap, grease, and food scraps we send down the drain, it’s no surprise clogs are so common.

Typical Kitchen and Shower Nightmares:
  • Kitchen sinks - Oil and grease hardened inside pipes.
  • Hair and soap scum binding together and create drainage problems in the shower.
  • Lint and detergent build-up on the laundry lines.

What can be done? - Skip the liquid drain cleaners they often do more harm than good. Use a drain snake or call for hydro-jetting if it’s a recurring problem.

 

7. Low Water Pressure

If your water pressure suddenly drops, it’s not always the city’s fault. It could be clogged aerators, sediment-filled pipes, or even a hidden leak. Also we often find galvanized pipes corroding from the inside or gunked-up faucet screens.

Older areas like Twin Lakes and Winchester, where galvanized steel was once common. In newer neighborhoods, irrigation leaks often cause pressure drops.
